Unlike a cape conversion add a level, ranch add a levels need to have a new floor added to the ranch’s framing to support the new top floor. Most existing ranch homes have 2×6 ceiling joists. Since this is inadequate to support  a new level, we will install a new floor just above the existing 2×6 ceiling with 1 piece TGI wood I beams. With engineered floor joists, we can install one piece beams from front to back in one span. The positive thing about this is that when we install the new floor, it is constructed in a way that avoids us having to relocate any wiring or 1st floor recessed lighting that many times runs above the existing 2×6 ceiling beams in the attic.

With ranch style homes, your add a level needs to have a staircase constructed in order to have access to the 2nd level. During the new floor framing, the stairwell will be framed out to accommodate the soon to be installed staircase. Also depending on where your existing basement staircase is located, this is a great time to remove the existing staircase and install the new basement stairs where your new upper level stairs will go. With ranch style homes, the basement stairs is usually located in or around the kitchen area. If you remove the staircase in the kitchen, you can gain that area for kitchen use.

 

Since the bedrooms will be relocated to the new add a level, you can now remove some of the old bedroom and closet walls on the first floor. If they are load bearing then the necessary headers will need to be installed. If they are non load bearing then the entire wall can be removed. The original bedrooms will now become an expanded living area such as your living room, dining area or even a family room area.

Making sure you have thought about your home addition planning and layout can be tedious. One of the biggest overlooked options for your NJ Home Remodeling  are interior wall sound batt insulation barriers. It is standard for home construction to receive exterior wall insulation batts. Most homeowners don’t realize that they can install insulation on the interior walls as well. With a minimum batt insulation rating of R-11, you can install batt insulation as a noise and sound proofer. This works great when used around the interior bathroom walls to eliminate noise. Also with the increase of energy efficient homes, it is well worth the extra dollars spent to install batt insulation on all the other interior walls. This added insulation locks in the heating and cooling saving you a lot of money on your energy bill. As a New Jersey Remodeling Contractor located in Bergen County NJ, the call for more energy efficient building codes and regulations has arrived. Building departments throughout are enforcing state and government regulations for more energy efficient homes, both new and old construction.

With many new codes in place, your remodeling project must be built accordingly in order to conform to these energy codes. One great energy saving tip is to increase the R rating for your new wall construction. There are a few ways to achieve a higher wall R rating. What is an R rating? The R-value is a measure of thermal resistance used in the building and construction industry.

As a NJ Home Improvement Contractor specializing in Add a Levels and NJ Home Additions, one easy way to achieve a higher R rating in your remodeling project is to use 2×6 wall studs. Using 2×6 wall studs gives you approximately 5.6 inches of area depth to insert insulation. This cavity can accept a minimum of R-19 insulation.  With another application mentioned ahead, you can actually make this cavity into an R-25 Rating. Achieving a higher R-rating will help keep your home cool in the summer and warm in the winter.

Using 2×6 framing as opposed to 2×4 framing obviously will be more costly. You will be paying for the difference between a 2×4 and a 2×6. Another cost difference will be between the standard R-13 2×4 wall insulation and R-19 2×6 wall insulation. Many times, the extra costs incurred for the upgrades will be made back in savings from your energy expenses within 2 years for entire homes or less for add a levels and home additions.

If you decided on keeping the standard 2×4 framing  there are insulation packages that you can apply to increase your R-Rating as well. Many local ordinances and codes require a minimum R-13 wall or batt insulation. If you would like to upgrade, you can also get a high density R-15 batt insulation. For those that really want to maximize the R rating for your NJ Remodeling project, you can have a professional insulation installer apply a foam application as well as a standard batt insulation combination. With a 2×4 wall, you can install up to 1″ of foam insulation application along with a maximum of an R-13 batt insulation. The 1″ of foam has a rating of 6 so combined you can reach an R rating of R-19 inside of a 2×4 wall stud.

 

For a 2×6 wall stud, you can apply the same principle to gain a higher R rating. Either way, any of the methods mentioned above will help you keep your home insulated properly.
